An ALTA Survey Can Clarify Shared Parking Before Commercial Closing

Shared parking looks simple until you’re the one buying the property. That open lot everyone parks in might not actually belong to the parcel you’re buying. Or maybe only part of it does. An ALTA survey answers this question with real, measured facts. No more guessing based on how the lot looks from the street.

Map Which Parking Spaces Physically Serve the Property

The first job is simple to describe. An ALTA survey shows where the parking spaces, drive aisles, curbs and other improvements actually sit around a commercial property.

This isn’t just a general look at the parking area, since broader guides already cover that. It’s about something more specific and more useful to a buyer. Which spaces actually connect to the parcel being bought? Which drive aisles lead to those spaces? Where do the curbs and paved edges really run? Mapping these physical facts gives a buyer real information about what parking comes with the purchase, not just a guess based on what looks nearby.

Compare Shared Parking Areas With the Recorded Parcel Boundaries

Here’s where things can get tricky. A parking lot might look like one open space, stretching out with no visible break anywhere. But looking like one space doesn’t mean it sits on one piece of land.

Commercial parking lots often stretch across two or more separately owned parcels, even when nothing on the ground shows a split. An ALTA survey can show exactly where the recorded property lines actually cut through that parking area. That means a buyer can see, in real terms, which part of the lot sits inside the parcel being bought and which part belongs to someone else, even if it’s all paved and striped to look like one connected space.

Show Where Parking Access Crosses Onto Adjacent Property

Sometimes reaching a parking space isn’t as simple as pulling straight in from the property being bought. Cars might need to cross a neighbor’s land just to reach certain spaces, exits or drive aisles.

An ALTA survey can show that physical setup clearly. Where does a driver actually cross a parcel line? How much of that path sits on land outside the property being bought? This is about what’s physically there on the ground, not a full lesson on easements, which gets covered elsewhere. The survey shows what exists. What that access means legally is a separate question, handled by other parts of the deal.

Identify Parking Improvements That Do Not Match the Expected Site Layout

Buyers often walk into a deal with ideas shaped by old site plans or marketing photos. Sometimes those ideas don’t match what’s actually built.

Striping might run differently than an old plan shows. Islands, curbs, drive aisles or whole parking rows might stretch further, or stop shorter, than a buyer expected. A current ALTA survey gives the closing team a real, measured picture of what’s actually on the ground right now. Not what an old plan or a nice brochure said years ago. Catching these mismatches before closing gives everyone a chance to ask questions while there’s still time.

Give the Closing Team a Clear Survey Base for Reviewing Shared Parking Rights

Once the survey is done, it becomes a reference point for the rest of the closing process. The physical layout it shows can be checked against title papers, recorded agreements and other deal records, to see whether what’s actually built matches the rights written down on paper. That check often turns up questions early, while there’s still time to fix them before closing instead of after.

It helps to be clear about who does what here. The surveyor’s job is to record the physical facts, the parking spaces, the drive aisles, the boundary lines, and how they all connect. Figuring out what legal rights those facts create is a different job. That falls to attorneys and title professionals working through the recorded papers. The survey gives them something solid to start from, instead of leaving that work to guesswork.

Frequently Asked Questions

Can an ALTA survey show parking that extends onto another parcel?

Yes. The survey can show parking improvements next to the recorded property lines. That makes it much easier to see exactly where spaces, drive aisles or other parking features cross from one parcel onto another.

Does an ALTA survey prove that a buyer has the right to use shared parking?

Not by itself. The survey shows the physical layout and any related recorded features. But the real legal right to use that parking usually depends on title papers, easements, recorded agreements and legal review by the closing team.

Why review shared parking before a commercial closing?

Checking the physical parking setup ahead of time helps buyers see whether the spaces and access routes they’re counting on actually sit on, or connect to, the property they’re about to buy. Finding this out after closing is a much harder spot to be in.
